Commercial painting done right—foundations that stand the test of time

Commercial painting projects encompass everything from a single business to any commercial or industrial complex. Regardless of the size of the project, painting basics still apply. George Borlodan, owner of Templeton’s Borlodan Painting Company, brings his team’s experience to every commercial project. Serving California’s Central Coast since 2011, Borlodan stresses the importance of solid, foundational painting practices.

Even in light of upgraded technologies in paint formulations, eco-friendly awareness, and the ever-changing color and style trends, Borlodan says there are painting basics that make the difference between a quality paint job that continues to look great for years and one that starts failing too early.

What are solid, foundational painting practices?

The main difference between a residential and a commercial painting project is the scope. A residential project usually focuses on a single structure and sometimes a detached garage. Commercial projects can range from a single structure, an apartment complex, or up to a sprawling industrial complex with several large buildings.

Regardless of the size, the foundation is the same for both interior and exterior surfaces:

  • Proper surface preparation—Cleaning and repairing surfaces is critical for a successful paint job. An interior paint job should last up to 10 years, and an exterior can last up to 15 years. High-use areas and weather conditions may shorten the time or require more frequent touch-up. Painting over dirty surfaces or old, chipped paint is asking for failure. Neglecting or short-cutting repairs, such as filling cracks, repairing damage, and sanding, results in a visually poor appearance and may lead to peeling or cracking paint.
  • Priming—Primer is critical for a durable paint job. It helps cover dark colors and prepares unpainted surfaces for smoother paint application. Stain-blocking primer can cover water, grease, and smoke stains. Bonding primer helps paint adhere to hard-to-paint surfaces.
  • Quality materials and tools—The quality of materials and tools makes a difference between a quality job completed on time and failure. The quality of the right type of primer and paint, tools from drop cloths, to brushes, rollers, and paint spray guns, even ladders and scaffolding, all add up to success.
  • Safety—Safety of workers, customers, and other occupants is highly important. The Templeton painter team uses personal protective equipment (PPE), and ladders and scaffolding as required. Customers, residents, and other occupants, delivery personnel, and others are also protected by working with property managers and owners to schedule sections to be open for entry and emergency exits. Scheduling entry and exit locations is important because it allows for safety and timely project completion.
  • Cleanup—The Borlodan crew takes pride in leaving a clean work site when the job is done.

Upgraded technologies

Advances in paint technologies and environmental awareness that are continuing to emerge into 2026 include:

  • Sustainable, eco-friendly coatings—Low to no-VOC (Volatile Organic Compound) paints continue to be the paint formulations of choice for Borlodan Painting Company. Reducing the side-effects of VOCS in paint is a health and comfort issue has been a commitment since the company was founded.

Nature-inspired colors—Color remains a personal choice, but choices are currently trending towards colors that promote calm and a sense of well-being. Deep greens, ocean blues, warm grays, and terra-cotta are leading color choices.

Textured finishes—Interior textures add depth, dimension, and architectural elements.

High-performance coatings—The demand for anti-graffiti, antimicrobial, and fire-resistant finishes is becoming a standard specification for public and commercial spaces.
